Internal fixtures like heating, plumbing and electrics are also your responsibility. Keeping on top of planned maintenance, rather than waiting for things to fail, is the most cost-effective way to meet those obligations.

What happens if a landlord doesn't carry out repairs? Tenants have the right to report unresolved repairs to the local council's environmental health team if a landlord fails to act within a reasonable timeframe. The council can issue improvement notices and, in serious cases, carry out the work themselves and recharge the landlord. Beyond the legal risk, unresolved repairs damage tenant relationships and increase the likelihood of disputes at the end of a tenancy. Responsive, reliable maintenance is simply good business.

Do landlords have to replace carpets or other fixtures on a set schedule? There's no legal requirement in England to replace carpets every seven years or on any fixed cycle. Fixtures and fittings need to be maintained in a safe and working condition, but replacement is based on condition rather than age. That said, a worn-out carpet or a badly damaged decking area at the start of a new tenancy will be reflected in tenant expectations and can affect what rent you're able to achieve.
